When you're pricing hotels in the BVI, you have to bear in mind that the Josiah's Bay hostel (that's very bare-bones accommodation) charges $50/night. The Beef Island Guest House is a relatively inexpensive hotel. Set your expectations accordingly.
We liked the big room with powerful fan, the homey feel, the availability of the fridge in the kitchen, and the 5-minute WALK to the airport. We loved being on the beach, the hammocks under the palm trees, and having cafe, restaurants, grocery store etc. nearby. However, we had just gotten off 10 days living on a sailboat, so we were excited just to have showers and a big bed to sleep in (king = 2 twins pushed together). If you're coming from your own comfortable bedroom, you might not be so excited. Also, our room did not have TV or telephone - great for us, perhaps not for you. The beach right outside the hotel is not a good spot for swimming, but you could easily walk to a good spot.
The breakfast (bagels, muffins, croissants, juice, milk) was fine for us, again because we were excited just to see fresh juice and milk. We were also excited to not have to pay $20 for breakfast (food is very expensive in the BVI!).
Hotel rooms throughout the BVI seem to be relatively dingy and a bit dusty compared to US hotels/motels. Tiles may be chipped, carpets stained, and paint stained or peeling. Again, adjust your expectations. The guest house is right next to the bar & restaurant on the beach, and during busy season there will be a lot of noise, especially on party nights (e.g. full moon). We got some noise from the people dining at tables close to our bedroom window. The back rooms would be quieter.
The restaurant food is very good, but you're on Caribbean time, so relax and adjust your expectations accordingly.
