We stayed here April 2006. Six in our party. 2 Seniors (79 and 83) and 2 40+ adults and 2 kids (6 & 12). We loved this place! We stayed in the building (which we had to ourselves) rather than the cabanas. We had a very clean, lovely room with a loft (containing 3 double beds total). The beach and views were spectacular. Tulum ruins were visible from the beach. The room was clean and lovely. Wear bug replelent as it is not totally screened. The food served in the restaurant on site was fine but nothing special. We wish a sudden rain storm hadn't foiled our planned trip to Zamas for dinner. The place was quite and filled mostly with back packers and young adults but we felt at home there too. We saw workers cleaning seaweed from the beach at sunrise -the beach here was very clean.

Zazil Kin is my favourite place to stay in Tulum . . .
I stayed there last year & came back again this year. If simple, peaceful beauty is what you crave, here it is.

The rustic candle-lit cabanas were clean, comfortable and well cared for. I like the ones closest to the sea. Nestled in the dunes alongside one of the softest whitest sand beaches around, you're lulled to sleep by the sound of the surf, & it's just a quick hop into the ocean!

The restaurant has daily specials which are pretty good, but there's also a great restaurant next door, Don Cafeto, which makes a great catch-of-the-day dinner.

The thing I like best is you can walk to the Mayan ruins from here in 15 minutes, along the beach & the road, after an exquisite sunrise.

I've stayed only a few days at a time & it's never been long enough. It's great fun.

When we have stayed there, under either name, it was very relaxing. I cannot think of another place to go with as much relaxation available. You can hang up your hammock in your cabana, sleep on the bed, take your hammock out in the trees or on the beach, I think you get the message. Felt very secure while there, plus there was a security guard on duty. Bathrooms at 6am could've been better, but that is Mexico, bring your own toilet paper. Ask to stay kind of near bathrooms (just not right next to them), area is the best. We did stay further down the beach but moved back to Don Armandos because we prefer this stretch of beach and the people. Food in the restaurant was great the first year, but new management does not have the same quality of food, so we went next door. Enjoy!!

“peaceful and rustic”

This place is bare bones - no electricity, no fans, no hot water in the shared bathroom. Just a bed, mosquito netting, and candles. It reminded me of summer camp, full of friendly people getting to know each other: locals, a handful of Americans, and Europeans taking extended vacations through Central America. The beach is truly amazing, as perfect as I could imagine. Wonderful snorkeling too, the dive shop at the hotel can arrange a trip out to the reefs for you. One complaint I have is about the restaurant, the food is bland and overpriced. Skip it and head into town instead.

I loved this place!. I read a review before I went there that described these cabañas as "primitive", I gess you can use that adjective because they offer you just the basics. If I have to get primitive to disconnect from this fast paced society no doubt I will go back there as many times s I need it. Cabañas Don Armando has the best beach in Tulum. Some Cabañas are right in front of the ocean. I value this more than being in a luxurious hotel, where AC, TV, etc. There is also no electricity, You are given candles when you check in. very romantic.
