Lovely clean rooms, very comfy beds, great breakfast and excellent service. Unfortunately visited Kendal as had family in hospital but was made to feel very welcome and although the owners knew the circumstances, they were very caring without being intrusive. Would highly recommend and know I'll be back but for a holiday next time.

We stayed for 2 nights & would thoroughly recommend Balcony House. Our family of 5 had a double room with a sofa bed and the twin room next door, both rooms were very clean and comfortable. The breakfast was great, with so much choice and a vegetarian option for my daughter!! Very conveniently situated, with parking on the road outside and plenty of eating places & shops in Kendal. The whole family had a very enjoyable stay & would definitely stay there again.

Have just returned from Kendal and spending a night at the Balcony House B & B. We can thoroughly recommend it. The owners are extremely helpful but not intrusive. They gave us an excellent tip as to where to go for a drink in town as my husband is a real ale drinker. The room was warm and very comfortable with flat screen tv/dvd on wall and en-suite. The breakfast was very enjoyable and plenty of it and excellently cooked. I can't recommend this B & B highly enough.

The room was well decorated and very clean. Bed very good. Ensuite as one would hope, your own was. Good location for Kendal Centre (10 mins). Easy parking outside. Hosts were very friendly and had lots of good local knowledge.
Breakfast - Full English, Vegetarian or Continental and very good.
I would definitely stay here again, if I was in the area..
