ten minutes walk from princes st. and just off the main bus route with buses every 1-2 mins. a beuatiful building and great staff, i thourougly recommend.

Me and my boyfriend stayed at this hotel for one night at the start of the month and it was fabulous. The location was brilliant as its a quiet road but only a 5 minute walk to the end of Princes street and 2 minutes to Haymarket Station. We got a great price booking through laterooms and Sally at the hotel was very friendly and helpful even though there was a mix up with the booking. The rooms are spacious and the breakfast was lovely.

Amazing hotel! Stayed here in October 2006 in one of the downstairs rooms. Whilst here my boyfriend popped the question, so have very special memories of the place! However they have not influenced my opinion. This is a friendly, well-run hotel with very helpful staff. Would recommend the room we had on the ground floor - double height ceilings, nice shower room and plasma TV (to keep the man happy!).

We have been there for 4 Night in oct 2006 and it was quite nice. we did knew that we had to ask and pay for the scottish breakfast but we thought the continatal is quite enough.
The staff is quite nice and gave us a bonus because we had to pay by credit card and their machine did not work correctly.
the best thing is the silence at the rear rooms :) the worst is the water supply ... but we have heared thats quite regular :)
