A great find! Three of us stayed, in the triple room, over the weekend as we were attending a wedding nearby. It was excellent value and Fiona (and Freddy ) could not have been more helpful. It's in a great location too, with plenty of good quality pubs and restaurants nearby, and The Playhouse and the St James Shopping Centre just a few minutes' walk away. Can't recommend it highly enough, and hope to stay there again.

Stayed here for four nights, at the start of the Edinburgh Fringe. Very easy to find and a great location, just on the edge of the city centre.
We had a triple room, for just two of us, so we had plenty of room. The sash window didn't open very easily, so for someone who loves fresh air in a bedroom, this was a bit of a problem (solved to some extent, by using the door wedge!).
Found the shower rather temperamental, and the bathroom was quite small - but big enough.
The breakfast was served quite early, but it was a good meal.
The hotel car park was a real bonus.
Would recommend this hotel - it isn't fancy, but it's good. And the location is ideal for anyone wanting to get around the city on foot or by bus.

4 rooms, paper thin doors, early 80's design & decoration in what must have been a smart georgian house at some point. Old bed with greasy headboard otherwise fairly clean. Loads of airfreshener- never a good sign...
Free parking in city center- worth gold and a very decent breakfast....almost makes up for the landlady hammering the door down at 8 am on a sunday morning to kick you out because she got the bookings mixed up. Profuse apologies later.
Perfect place for the small budget early riser who doesn't mind excentric colour schemes.

We began our five country European tour in Edinburgh and this hotel was a lovely start to the trip. The staff were very friendly. Fiona cooked the most delicious breakfasts and the location was great for exploring the city. The room was very clean and tidy and comfortable. The price was very reasonable and good value for the money. We would definetly recommend this hotel and in fact I already have to co-workers who will be travelling to Scotland later this year.
