Stayed here for four nights, at the start of the Edinburgh Fringe. Very easy to find and a great location, just on the edge of the city centre.
We had a triple room, for just two of us, so we had plenty of room. The sash window didn't open very easily, so for someone who loves fresh air in a bedroom, this was a bit of a problem (solved to some extent, by using the door wedge!).
Found the shower rather temperamental, and the bathroom was quite small - but big enough.
The breakfast was served quite early, but it was a good meal.
The hotel car park was a real bonus.
Would recommend this hotel - it isn't fancy, but it's good. And the location is ideal for anyone wanting to get around the city on foot or by bus.
