I am giving it an above average because the front desk was so helpful. The rooms are small and old, but they were also nice and clean.. Good complimentary breakfast in the morning. The lobby has been completely remodeled and is lovely. One needs to find an eating place before retireing in the evening as they did not have a resturant that was operating and there is really no place nearby to eat. (well one, but that place proved to be a bad deal) The hotel is located a bit away from downtown Venice but a bus goes right by the hotel and it is a short 15 minute ride.. the buses are always packed. Only 1 euro to ride... great deal there. Also, only one euro to ride the water buses on the Grand Canal.
P.S. We bought a Venice Card on line that was very expensive. Do not purchase one of those. The places you want to see do not accept them. and the buses, water buses and bathrooms are only 1 euro when you want to use them.

it was an OK hotel. the location wasn't good. it wasn't on venice island, which is rather inconvenient if you're a tourist. the hotel seemed very empty and under booked, and i thought that explained the slightly lower rates.
the breakfast was simple but sufficient, though if you came down late, the food ran out and wasn't replenished.
the hotel looked like it had seen much better days. it gave me the impression that it was once considerably posh, but is today trying to make ends meet.
service was slow, seemed like they were under-staffed.
it wasn't too bad overall though, it's comfortable enough.

Stayed here last weekend as we wanted a nice hotel close to venice as well as the airport which this hotel is both!
Located on a main road means there's plenty of public transport getting you from the hotel to venice and back as well as the airport - buses 5 and 19 you'll need.
The hotel itself is very plesant, different to a London 4* but still is very comfortable and friendly service from the reception staff who were willing to help out straight away with directions and recommendations.
The bar wasn't open when we stayed by the looks of things but hey, you got Venice 10mins down the road!
Breakfast was nice, not a huge choice but just right for us so it'll get you day started just right.
I would recommend for a convenient, comfortable and quiet stay.

This property was great value for money. Our triple room was extremely clean and comfortable and had a separate single bed in its own little room. The bed was extremely comfortable and the bed linen of good quality. The staff were friendly and helpful. Although they spoke limited English, they were able to give us the directions we required. The bathroom was again clean and quite big (complete with bidet, no bath - but we preferred just the shower). Breakfast was more than adequate. The bus stop directly out the front of the hotel entrance is literally a 5 minute bus ride into Venice(only 1.50 euro per person one way). I would definitely stay here again.
