The Eden Roc has a wonderful location with direct access to the lake shore.
This is always a priority for me as I don't like roads and vehicles to come between me and the lake.
It is 2 1970's buildings and the owners have done their best to make the hotel feel more like an Italian Palazzo, by joining the 2 buidings together with an opulently decorated corridor. Consequently some of the decor is a little quirky eg our room was decorated in reds and yellows, so not the most restful colours, but it was spacious and airy with lovely lake views and extremely quiet.(Deluxe category with westward facing views.) Everything had been carefully thought out so there was ample storage, excellent lighting, a settee and chairs, a comfortable bed, fruit and fresh water every day with an excellent bathroom.
There is even a roaming telephone in each room to use whilst in the hotel or grounds.
The large balcony also had excellent views out over the lake and was fitted out with 2 sunloungers and a table and chairs.
Breakfast was bountiful and catered for everyone's dietary requirements. We attended the midsummer ball which was great fun but now comes the "but"... as others have said staff speak German to you not Italian and I felt uncomfortable about this. True most guests are German but staff didn't seem to like us speaking Italian to them which caused just a frisson of unease for us.
Facilities are great, the gardens are lovely, the 3 pools wonderfully warm and maintained to a very high standard, perhaps children playing could be considered a problem for some as they are inevitably noisey when splashing about.
Ascona is a short walk away and there are lots of things to do in the area but, you may not want to tear yourself away from the hotel's facilities particularly as the tariff is quite high although we felt it represented good value for money on the whole.
