Our daughter had been in Dangriga, Belize studying and we decided to meet her and spend a few days. A "few" turned into 10 and I was a little concerned that we were going to be there for so long. While she was there the tropical storm hit and I was at home with no communication with her. I emailed Roger and he immediately called with his wife Susan's phone number so I could call and talk to her about the weather. Susan was very comforting and it was great to be able to talk to someone who was actually there. Roger met us at the airport, escorted us to our condo (which was very comfortable), had the fridge stocked, arranged day trips for us, and even met us for dinner one night. We will definitely return to Ambergris Caye. It is a wonderful, quaint, island. Do not go if you are looking for fancy. The people are so friendly and our stay went by way too fast. The water pressure was low at times but who cares? No one dresses up and everything is very laid back. Groceries are a little expensive but you are on an island. I loved the fact that it is not commercialized. We swam with manatees, sharks, rays, caught fish and our guide cooked them right there. Our family had a great time and are looking forward to a return visit in the future.

The Landings is a great development just a short walk north of San Pedro. We stayed in Unit #1, which is a fantastic 3 level place, right on the beach. The unit is beautifully decorated, has loads of space, and every luxury you could want. We can't say enough about Roger, the property manager, who looked after us while on Ambergris Caye. He picked us up at the airport, and helped us booked most of the activities and day trips. There is loads to do on the Caye, and lots of day trips to the mainland. We got picked up right at the Landings for just about anything we wanted to do. Even though the Landings is only a 15 minute walk from downtown San Pedro, there is lots to do if you want to stay closer to home. Coco Locos is a fun little bar right at the Landings where everyone goes for after drinks in the afternoon. There are also a few nice restaurants and bars a short walk away. I would highly recommend the Landings at Tres Cocos to anyone travelling to Ambergris Caye.

We are a family of three couples (parents and 20 “somethings”) and a single who came to San Pedro for the first time. I was hesitant to just book through the Internet but did anyway. We were more than lucky! The condos were well equipped, the pools nice and the location was an easy walk into town. However, Roger, our "concierge" was the best part of the deal! He reserved tours for us, gave us advice on where to go and what to do, and seemed to call or show up anytime we had a question!! He had the fridges stocked with water, soda and beer when we arrived and showed us where to get the best buys on food and veggies. He even walked some candles down to a restaurant for us so we could have a surprise birthday dessert for two of our party. You don't get that kind of service in a hotel! I would highly recommend this place to anyone who wants to stay away from the crowds but have easy access to good food and fun when you want it.

My husband and I were married on the beach in front of our condo at the Landings at Tres Cocos - thanks to our amazing host, Roger, and his lovely wife Susan! Everything was absolutely beautiful and we couldn't have been more happy with the way things turned out.

Our condo was perfect in every way and our stay was made even more enjoyable with the superb hospitality of Roger. Thanks for everything, Roger! You truly are the best.

There's something so special about San Pedro and the Landings...you may never want to leave! We'll definitely be going back sometime soon.
