The downside first: This place could use some serious maintenance. There are leaky faucets, sagging floors, and peeling paint, none of which should shock veteran B&B patrons. It's not the Marriott. It's a 100 year old >>unrestored<< mansion across the street from Audubon Park, Tulane, and Loyola, right on the St. Charles Ave bus/trolley line. We visited Tulane (our purpose), walked to the zoo and a few great restaurants (try Vincent's), and took the bus directly to the French Quarter. For us, the location was unbeatable. Also, despite what we read here, we found the staff to be friendly and helpful, giving dining and travel advice, making change for bus fare, getting extra towels, and offering to change our room if we wanted. The breakfast included cereal, fruit, toast, bagels, muffins, and croissants, all self-service in a sunny room facing the park. We enjoyed our stay and will be back again.

My wife and I booked a room herebecause it is close to Tulane University, where we were visiting a relative. We requested their best room with a king size bed, etc. A few hours after checking in we learned that there was no hot water. The person on duty knew nothing, and was not willing to do anything. we asked for another room, and eventually we moved to a much smaller room , without a king size bed. I requested to speak to a manager or owner and they refuse. They will not refund any money, so you have no choice but to stay. theydi reduce the rte by $20, which was ridiculous, as the room was much smaller, had no king size bed and was not clean. The first room was not clean as well as the entire facility. We have traveled to most every country and have experienced the difference in hospitatilty services throughout the world, and our experience here did not include any services that I could call hospitality service. This place should be closed down, and would be in most cities. I have never stayed in a facitity that did not post their ownership and how to reach them. This one trains their help (not sure if they should be referred to as help) to refuse any information upon request.

Absolutely the rudest hotel staff that I have ever encountered! Rooms are small and poorly decorated. Bathroom unclean. Check out time was at 11 am, which is ridiculous for a hotel in New Orleans, and the cleaning staff started banging down the door to rush us out at 10 am. But they did not just stay outside to check, they actually opened the door to look in every 10 minutes to see if we were ready to leave. Unbelievable!! Hospitality is definitely a foreign concept to these morons.
By all rights, a hotel operated in this manner should go out of business, but unfortunately since hurricane Katrina, there will probably be enough demand for hotel rooms that even this place will stay operational.

Don't be fooled by the exterior of this inn overlooking Audubon Park in New Orleans. I wish I had taken the other reviews to heart before I booked here. My room was on the third floor (no elevator). My bed was propped up on cinder blocks and it slanted so badly that the only fix they could come up with was a two by four underneath the mattress. The tub didn't drain and I never did get consistent water temperature - it was either scalding or freezing. Their breakfast consisted of apples, oranges and prepackaged sweet rolls and cereal and plastic and styrofoam utensils. There were old (pre Katrina) water stains on the ceiling and carpet and in fact my room had duct tape on the ceiling where two joints met. But the most glaring deficiency was the customer service. When I asked for a one hour extension on checkout to get my sick daughter's prescription filled the young woman told me that I would be charged for 1/2 day! I wouldn't have paid them a cent to stay there another minute.

“Really Enjoyed My Visit”

i just returned from my annual december visit, to post-katrina new orleans. my nights were spent at the above referenced guest house, which i enjoyed very much. like many properties, in new orleans, they had roof and water damage and are presently short of help. the staff was very pleasant and helpful. the place was clean and well taken care of.[still some hurricane damage] it is located on st charles ave.[mid-town/university area], across the street from tulane university. across walnut street is audubon park, and aways further audubon zoo. the st charles street car stops right outside the door.[the streetcar route is presently being run with buses] one thing to keep in mind is that this guest house was built in the 1880's as a guest house, and is like a big old mansion, no elevators and no bellhops, not a new hilton. my room was furnished with antiqes and quite comfortable, also had plenty of lights and lamps. i will visit them again.
